MANLY 2016 – 2017
An existing older style block of four units provided an envelope which defined the outer limits for the new proposal. By careful design it was possible to improve views, solar access and privacy to the neighbouring residences and with the provision of on site parking, pressure was taken off the already overloaded street parking.
The development has 4 luxury apartments, underground parking and each unit looks across Manly Cove towards the ferry wharf and North Head in the distance. The rooftop penthouse unit spans two levels.
The project required lengthy discussions and negotiations with Manly Council to obtain approval as the Floor Space Ratio is well in excess of the current allowance and being in a waterfront location, maintaining views from adjoining properties is essential.
